WHAT IS WANTED IS:

Homestead, land, that is remote - not "in town" at all! "Homestead" means that there is, or was a habitable home on the land and the well, electric, septic, etc are in place. The improvement may need repairs or re-building.

I like and value privacy. Accomplished with lots of land or secluded site. Off any "main" roads is definitely preferable, but I will look at what you have.

LOCATION: There is some flexibility here. I have looked as far as Arcadia.  Eastern Tennessee is now a real option as SELLERS have scouted INTEREST.gif (120797 bytes)Northeastern, TN several times and found perfect areas in NE TN and NW NC. For Property in Tennessee, a minimum of 5 acres would be required. Prefer at least five (5) acres of land at end of the road affording a measure of privacy and seclusion. We have looked at properties with as many as fifty (50) acres. Prefer well or spring water with "city" water available in the area if not at the property line is a benefit - not a requirement. Would like in excess of 1500 SF not including garage. Like existing fencing even if it needs repairs.

CAN ADD: Seller has additional cash assets to commingle with the equity of the Villa and is aware that additional funds may well be required to effect the desired result. Also 24 ac  in Western NC improved with 3/1 basement home w/ 2 garages,  600+ sf workshop, chicken coop, garden shed, pond and trails up the mountain. MAY ADD THIS ONE
